All of it from the 2026 owner packages. ## The four pieces of the *jigsaw.* Every family we help works through the same four decisions. They fit together, and there is no right order to take them in. One ### Resort Travel time first, everything else second. The resort you can reach in ninety minutes is the one that gets used most weekends. Two ### Costs Purchase price, deposit, the annual fee and what it covers. Two resorts can look similar and run several hundred dollars apart once utilities are counted. Three ### Seasonal cottage Layout, size and bedrooms, from pre-loved at $69,900 up to a new four-model cottage at $189,900 plus HST. Four ### Lot location Waterfront, wooded, pull-through or right by the pool. What differs between them is the utilities, and that is where the real gap sits. ## What you pay *every year.* Entry level fees at all eight resorts, side by side. The third column matters as much as the second, because what the fee covers differs from resort to resort. Resort From What the fee covers Bloom Resorts Hay Bay $4,305 Water, sewer and waste, with twelve septic pump outs a season. Hydro metered separately. Bloom Resorts Penetanguishene $4,605 Water, sewer, waste, parking and resort wide Wi-Fi. Hydro metered separately. Bloom Resorts Flamborough $4,775 Water, waste and Wi-Fi hotspots. Hydro metered and septic billed on top, around $150 a season. Bloom Resorts Georgian Bay $4,910 Grounds and amenities. Well water, septic at $40 a pump out, propane by the tank and internet around $500 a season, all extra. Bloom Resorts Sandbanks $5,355 Water, sewer, waste and pump outs. Hydro metered separately. Bloom Resorts Huntsville $5,565 Grounds and amenities. Hydro metered with a $200 deposit, septic billed at $25 to $150. Vine Ridge Resort $8,695 Hydro, water and septic all included, plus grounds maintenance, garbage, on site management and reception. Nothing metered. Sunday Place $550 / month Land lease rather than a site fee, charged monthly and running all year rather than May to October. Figures are the 2026 entry level fee at each resort and rise with lot type. Waterfront and premium lots run higher at every location. Vine Ridge is quoted plus HST as a resort management fee rather than a seasonal site fee, which is why it includes the utilities the Bloom resorts meter separately. Fee increases are capped at 4 to 6 per cent a year at the Bloom resorts and 3 to 5 per cent at Vine Ridge. ## What else to *budget for.* The costs that sit outside the annual fee. These are the ones that catch families out, and they vary more between resorts than the headline figure does. Every resort ### Propane Around $250 a year at most Bloom resorts and $200 to $300 at Vine Ridge. Georgian Bay runs higher at roughly $450, and buys it by the tank. Metered, mostly ### Hydro About $300 a season across the Bloom resorts, rising to $350 at Georgian Bay. Huntsville asks for a $200 deposit. Included at Vine Ridge. Varies most ### Water and septic Included at Hay Bay, Penetanguishene, Sandbanks and Vine Ridge. Around $150 at Flamborough, $25 to $150 at Huntsville, and roughly $550 a season at Georgian Bay. Yours to arrange ### Insurance Typically $300 to $1,200 a season, and $700 to $1,300 at Georgian Bay. Vine Ridge owners can join a group rate through the CareFree Plus package at $425 a year. Decking, sheds, winterisation and HST sit outside the purchase price at every resort. Georgian Bay is the one worth reading twice: its entry fee is the fourth lowest on the list, but it is the only resort where water, septic, propane and internet are all charged separately, which closes most of the gap over a season. ## Four cottages to *choose from.* Every Bloom resort sites the same four models, so the layout decision is separate from the location decision.
